Policies & guest ınfo

**Please note that Three Rivers Resort is NOT a “marijuana friendly” lodging business. While marijuana is legal to use indoors in Colorado (illegal in outdoor public spaces) on private property, we reserve the right to specify a policy of no marijuana use in our lodging units or on our property.**

Cabins generally require a 2 night minimum or $40 cleaning fee for one night, if available. Vacation Homes have a 3-4 night minimum or $100 cleaning fee for less than the minimum, if available. Lodge rooms do not have a minimum night stay requirement. A five night minimum may be required for the Christmas/New Year’s Holiday season and during 2nd and 3rd hunting seasons. Minimum stays and cleaning fees may be waived if there is an opening in between reservations that is less than the minimum or in slower periods. Please call for details.

Photo ID is required at check-in and must match the name on the reservation. If others are checking in or paying, then you may add them to the reservation prior to arrival. Your privacy and security is important to us so we generally do not give out information about guests, where they are staying, etc. unless you have authorized us to do so.

We do not guarantee specific unit numbers unless it is a one of a kind. We DO guarantee your same unit type or better. If you want to request a specific unit number, please note that in your online reservation or tell us on the phone.

The minimum age for renting any lodging accommodations is 21.

4pm or sooner if ready/ 11am or an additional day is charged. The person checking in must show ID and be the same name that is on the reservation. If someone other than the reservation name will be checking in, then please call in advance to have them added to the reservation (even if a spouse or relative).

50% of the subtotal before taxes and extra fees due at time of reservation or full payment for a one night stay due with reservation. The balance will be charged automatically to the credit card on file 7 days prior to arrival. A notice of the pending charge will go out via email prior to the card being charged. Guests will have a chance then to change the card on file.

Large changes to your reservation or cancellations must occur 30 days or more prior to arrival. For cancellations during that time frame, we can refund your deposit less a $50 cancellation fee. If cancellations or large changes occur less than 30 days prior to arrival, the deposit may be forfeited or you may be responsible for original reservation amount unless we can re-rent all of the reserved days that were cancelled or changed for that unit. Small changes to reservations (a day or two difference in dates) must occur at least 2 weeks in advance of arrival. By check-in time, guests are responsible for the entire reservation that was reserved. “No-shows” will be charged for the entire amount of the stay reserved.

We supply linens, basic kitchenware and appliances, paper towels, trash bags, toilet paper, coffee filters, tissues, dish soap, bar soap, and hairdryers. Guests are responsible for bringing shampoo, any food items including coffee and condiments, specialty cookware. All units are “housekeeping” units, meaning we don’t offer daily cleaning services. We are not a hotel. We ask guests to leave their lodging clean, take out the trash and wash dishes. Brooms are supplied for cabins and homes.

We welcome RESPECTFUL owners of off-road vehicles. All trailers must be registered and all OHV owners must sign a noise/use agreement. Parking is limited and you may have to park your trailer/toys in a different location from your lodging. We ask that OHV’s are not driven around the resort property for the comfort and peace of our guests. They are only allowed to be driven to leave the property via the forest service road behind the resort. OHV’s are illegal on county roads, including County Road 742, the road that runs through the resort (dirtbikes that are street legal with license plates are ok). Washing OHV’s is not allowed on resort property. There are car washes in Gunnison, just 10 minutes from the resort.

We have limited trailer parking. All trailers must be registered at the front desk upon check-in. Trailer parking may not be available at every cabin or RV space and fees may apply.

Please ask in advance about which units accept pets and to register yours. The only pets allowed in lodging units are dogs and they must be declared at or before time of check-in. Dogs are allowed only in cabins and vacation homes, not in lodge rooms. There is an additional fee of $20/pet/night and a maximum of 2 dogs per unit. Dogs must be leashed, quiet and attended at all times (never left alone in cabins). Pet rest areas must be used and all droppings picked up. Owners assume full responsibility for any damages to persons or property. No refunds are given if you are asked to leave because of pet policy violations.

All lodging units are non-smoking (includes cigarettes, cigars, marijuana or other smoke producing implement) or a minimum of a $250 fee will be charged to the credit card on file. We prohibit marijuana use on our property.
